How has our market fared from Q2 of last year to Q2 of 2021?

Today we’re bringing you the Q2 stats for East Cobb and comparing them to what we saw in Q2 of 2020:

  • Days on market. The average days on market right now is eight days. However, because agents don't market under contract in the system, eight days really means four. That's down 61% from 2020.

  • List price to sell price. On average, sellers are getting 100.8% of their list price, which is up 3.4% from Q2 of last year.

  • Active listings. We ended Q2 with 306 active listings on the market in East Cobb. That's down 45% from this time last year. Last quarter, we had about 50% fewer homes on the market than the year before. We'll see if inventory starts to increase because it can’t get much lower.

  • Solds. There were 992 homes sold in East Cobb in Q2 of this year. That's up 49% from Q2 of last year. The first half of last year was not very active, but the second half of the year was extremely robust. We think that we'll see a less drastic difference when we compare the third and fourth quarters of 2021 to 2020.

  • Distressed sales. We’ll see some of these coming onto the market as the eviction and forbearance moratoriums end, particularly in lower price point homes. If you know anybody that's struggling right now with paying their mortgage or they're in a forbearance period, please put them in contact with me. We have a system to sell their house with far less of a penalty than they would incur if they wait until it's too late. With that being said, distressed sales only represented 0.2% of the sales in East Cobb in Q2.
