Here are the latest numbers from the second quarter of 2019 in the Walton High School District.
Here are the latest numbers from the second quarter of 2019 in the Walton High School District as they compare to Q2 of 2018:
The number of home sales in Q2 of 2019 was 165, while the number of sales in 2018 was 224—about a 37% decrease year over year.
This year’s average sales price in Walton was $607,000, whereas in 2018, it was $584,000. This is great news for sellers!
The average days on market when from 47 days in 2018 to 60 days in 2019, which is something we’ll continue to observe as we enter into more of a balanced market. This isn’t necessarily a bad thing, especially in light of the rising average sales price.
The average list-to-sale price ratio, which compares how much sellers got for their homes compared to how much they asked for, was 96% both this year and last year. This means that even though our number of sales is down and our average sales prices are up, sellers aren’t having to negotiate any more than they did last year.
In 2019, 369 new listings came on the market, which is a slight decrease when compared to the 373 homes that came on in 2018.
Currently, there are 278 listings on the market, and the average list price is $822,000. Given that the average sales price was $607,000, this shows us that there’s a bit of a disparity between what sellers want to get for their homes and what they’re actually getting.
